Citizens is Giving Citizens a Break!!!

 

twister_storm_cartoonI read last week in the Miami Herald that Citizens Property Insurance Corporation is ending the 1% surcharge they imposed on most homeowner’s policies in 2007 because of the damage from the last of the hurricanes we had in 2005 (Dennis, Rita, & God-awful Katrina and Wilma). That “storm tax” (as some have called it) began as a 1.4% charge but was reduced to 1% in 2011, and will be ending July 1, 2015.

There are some private insurance alternatives to Citizens Insurance, two of them being Tower Hill Insurance and Universal Property and Casualty Insurance. I did some research and recently switched to Tower Hill for coverage on my home in South Miami and couldn’t be happier, although that is a relative thought. Homeowners and Flood Insurance are still ridiculously expensive, but I’ve come to believe that is the price we pay to live in paradise, and we do live in paradise. Knock on wood and cross your fingers because we may have escaped another hurricane season unscathed.

It’s Throwback Thursday!

Well this was a dramatic change, especially in South Miami! The original house was built in 1961 and occupied by the most wonderful family for over 50 years. Bettie and Frank may have been my very favorite neighbors, and when we sold this sweet house on the Snapper Creek Canal in South Miami in 2012 I was really sad to see them go. We had multiple offers and sold the house very quickly. All Go Construction built a beautiful new home and it was sold while still in the design stage!

That little slice of paradise in South Miami behind Dante Fascell Park is a very special place to live; and I know for a fact that address has good Karma, because Frank and Bettie left it behind.

It’s Throwback Thursday!

This house in South Miami has had nine lives and lots of kids since I first sold it back in January, 2004.  Originally built in 1952 with a ‘hacienda’ flair, it had been partially updated when I listed it in 2004 and then again when I sold it in 2010.  The current owner waved a magic wand (as well as much time, talent, and money), and the finished product is a sleek, uber cool house.  I shouldn’t say the ‘finished’ product because I heard he is getting ready to add a second floor!  That is how much we love this wonderful neighborhood behind Dante Fascell Park and adjacent to Epiphany School; no wants to leave. We just modify when needed.

It’s Throwback Thursday!

This one definitely got better with age. I sold this home just behind Dante Fascell Park near Epiphany School the first time in 1994 and then sold it again in 2011. The current owners have excellent taste; the interior is as beautiful as the exterior, and the landscaping is simply perfect.

It’s Throwback Thursday!

This is probably my favorite throwback in South Miami because it goes ALL the way back! Every time I drive or walk by this home I think, “You’re not getting older, you’re getting better”! I love this place (and its owner) and the gorgeous 15,000sf corner lot it sits on. Had developers been able to get their hands on when I listed it in 2003 they would have torn it down; thank goodness the Buyer loved it at first sight, and bought it before a speculator could.  This house and the one-of-a-kind neighborhood surrounding it are priceless!

It’s Throwback Thursday!

I love “Throwback Thursday” and find myself completely entertained while scrolling through TBT pictures posted on Facebook. Who doesn’t enjoy looking at old pictures? So I’m taking this concept a step further and posting a “Throwback Thursday” blog each week which will spotlight an older, original style home in South Miami, Coral Gables, and Coconut Grove, and fast forward to its present day ‘face’. AKA, a renovation! My favorite part of being a realtor in Miami is seeing a beautiful transformation.

As if Back-to-School isn’t stressful enough; there are still so many families out there trying to settle down into a school district. Realtors are tripping over themselves to get through the front door, and know that we all have a signed offer in our big purses (no offense men).

The rental market has been really strong for the last 18 or so months, but there’s a new level of crazy out there right now. The ‘seasoned’ prospective renter (definition of ‘seasoned’ prospective renter is one who has made several offers) will tell you they have learned 2 tricks of the trade: 1) move at lightning speed; 2) do not offer less than asking price.

I have secured homes this month for three foreign clients, and two of them took the home SITE UNSEEN! Let The Tickling Begin!

Lobster mini season opens at 12:01am! In just a few short hours the Florida Keys and Biscayne National Park are going to be inundated with hunters and gatherers looking for their bounty (although that bounty shouldn’t exceed 6 lobsters per day per person).  It isn’t a true Florida summer without mosquitoes and the lobster mini-season.  My husband and boys left our home in South Miami yesterday for Islamorada to scout the waters, gather tickle sticks and nets, and basically get ahead of the next guy.

I read an article in the Miami Herald earlier this summer about the measures being taken by Biscayne National Park authorities to protect and restore the Park. Sadly, ending the lobster mini-season and phasing out commercial fishing are tops on the agenda. I imagine that it is not going to go over too well with the fishing and bait industries, and the last Wednesday and Thursday in July is going to be very glum at my house.

No Plans for 4th of July? I Can Help!

This time of year always seems to sneak up on us! Miami is filled with beautiful venues to enjoy activities as we celebrate our independence in this great country. Although there are tons of options to choose from, I have three favorite spots where I like to enjoy this holiday with family and friends. First and foremost is Key Biscayne, this year celebrating its 55th July 4th parade at 11AM; local bands and homemade floats will parade down Crandon Boulevard with a large picnic held at the Village Green afterward. The Key Biscayne crew sets off a fantastic show of fireworks later in the evening; locals crowd the beach with their blankets and picnic baskets. If you are closer to the Coconut Grove/Coral Gables area and don’t feel like driving all the way to ‘the Key’, you can join thousands on the lawn of the Biltmore Hotel for their annual Coral Gables’ Fourth of July celebration. The event begins at 5PM with a concert at 7PM and a flawless show of fireworks following. If you’re feeling a bit more adventurous, head to 73rd and Collins Avenue on Miami Beach where they will be having live music and activities going on beginning at 2PM with their own fireworks show in the evening around 9PM.

Going, Going, Gone…It Went That Fast!

On June 5th I listed this beautiful, sophisticated colonial-style home in Coral Gables (South Gables) for rent and for sale, and in a nanosecond it was under Contract! We started showing it on Friday and by nightfall Saturday we had multiple offers to buy it and to rent it.   I think the owners were so taken aback by the enthusiasm (and by the determination of some) that they decided to keep the property (we rented it at the asking price of $6,200).

That is a typical day in sunny Coral Gables in the rental and sales market! The inventory of luxury homes to rent is especially low, so these charming rental homes in Coral Gables are being snapped up about as quickly as they enter the market. It is the same situation in South Miami/High Pines, Coconut Grove, and Pinecrest too. In the last week or so luxury rental properties at 460 San Servando Avenue, 741 Santurce Avenue, and 700 San Esteban Avenue have come on the market in Coral Gables, and if I were to guess, they will be going, going, gone very shortly.
