Yesterday we closed on this sweet home in Schenley Park – a wonderful little community on the edge of the Cities of South Miami and Coral Gables, just east of Miami Children’s Hospital. It closed at a record price per square foot, but that was not the best part of the transaction. This was a ‘feel good’ sale. Seller was a charming older woman who raised 6 children in this 3 bedroom/1bath gem. Bought it in 1952 from the developer (the Title Policy was half page long!), and given choice of fireplace or second bath they chose fireplace! 60 years of wonderful memories in Schenley Park, and Lois was admittedly sad to leave. Prior to closing hour the Buyer came for the traditional walk-thru, and before we walked out the door Rafael told me the reason he purchased the house (at the price that he did) was because he felt the good karma and love in that house. Said he saw it the moment he walked in the door. So did I.

If you would like to know more about Schenley Park or the South Miami area please call me anytime. It will be worth the conversation!

THE GAME OF THE SEASON!

I went to the Heat game Friday night – and will forever call it THE game of the season.  Not because they beat the Pistons by 22 points – I was texting and on the phone much of the time that was going on –  but because of two other great events that happened during that game.  As part of the Heat’s 25th Anniversary celebration they interviewed past Heat players Eddie House and Brian Grant at center court. Well, this South Miami Realtor is not an avid sports person (my boys play basketball so I watch basketball) but 10 years ago I was an avid Brian Grant fan.  Can’t tell you why, but I loved watching that guy play – he was a big, strong, really handsome Warrior.  One time I unknowingly sat behind him at a movie and had to move because I couldn’t see the screen his shoulders were so broad. Anyway, I learned Friday night that Handsome Warrior has Parkinson ’s disease. I spent a good portion of the rest of the game googling the situation, and in true Warrior style Brain Grant has stepped in front of this devil and is on the forefront of fundraising and spreading awareness and comfort to others with Parkinson ’s disease. Check out the Brian Grant Foundation at www.briangrant.org.

LBJMDtop12613Second great event was of course watching average Joe spectator Michael Drysch enter and win one of those half-time shooting contests that no one ever wins. I quote the announcer speaking to Drysch: “The only thing standing between you and $75,000 is a basket”.  He was not in shape to launch the ball gracefully with 2 hands, so he wound his body like he was in a shot put competition and then single handedly threw the ball from half court with hardly any aim,  and the damn thing went in! In a nano second Lebron James dove on him and they were rolling on the floor. You couldn’t tell who was more excited, Lebron or the luckiest guy.

Just Listed by Valaree Byrne in South Miami! 6051 SW 85th Street

6051 SW 85th St-3I just listed a fabulous home in South Miami.  This beautifully tropical Florida Vernacular residence was built in 2005, and 50 years from today will be a timeless, classic style ever suited for South Florida living. Architect’s greatest achievement was designing a wonderfully warm, spacious interior (with upstairs and downstairs family rooms) with near seamless passages to gracious outdoor living.

6051 SW 85th St-9A divine master suite and 3 children’s bedrooms are located upstairs and designed around a generously-sized family room with balconies overlooking front and backyard gardens. Guest suite, staff quarters, and a private office complement a dreamy downstairs floorplan with a wonderfully wide formal foyer, fantastic magazine quality formal living room with elegant tray ceilings, and fabulous “cook’s kitchen” with dual-sided snack court, counter space galore, and an enormous family room that opens onto a lovely covered terrace elevated from swimming pool and gardens.

6051 SW 85th St-2Out front a wide veranda overlooks lush, mature foliage, and a neighborhood that captivates you – children play outside, dusk finds streets filled with conversation, and Halloweens look a lot like Mardi Gras. It’s a fantastic location walking distance to the eclectic boutiques and restaurants of Sunset Drive, a stroll away to Dante Fascell and Fuchs Parks, and within close proximity to the finest schools Dade County has to offer.

The City of South Miami is located at the corridors of Coral Gables, Coconut Grove, Pinecrest, and the Dadeland areas, near the University of Miami and express routes to downtown Miami and Brickell Avenue.

A ‘How To’ Guide For Understanding City of South Miami Politics!

South Miami's charming 'hometown' government center. To understand what goes on behind the doors of that charming, ‘hometown’ government center on Sunset Drive in the heart of South Miami you simply need to watch 2nd grade playground activity. You know: “Nani nani boo boo”, “You can’t play with us anymore”, “I quit”.  But in South Miami you don’t quit, you get fired “without cause”, a.k.a. “just because”.

South Miami's Annual Art Festival. Today’s news flash:  South Miami commissioners passed a resolution to send a message to the interim city manager (the last 4 city managers were fired; the last one, fired November, 2012, says it was easier being under daily attack as a lieutenant colonel in Ramadi, Iraq, where he was stationed in 2009) that if they could fire the police chief they would, but since they can’t (against the rules) they’ll just pass this resolution to send the message.  Now, how long do you think it took them to put this together?

Why fire Police Chief Orlando Martinez de Castro?  Too much finger pointing there to get to the truth, and coincidentally one of the reasons is about finger pointing.  The mayor says the cops wrongly arrested his friend while on a bike ride home from work, and the question is did the friend shake his index finger at a policeman for making an illegal turn, or did he give him the finger?  You decide. Then the next question is did the police chief wrongly spend forfeiture money on dinner and vitamins for the police dog or is the police chief being picked on because of the friend with the loose finger?

The Shops at Sunset PlaceYou could look back a year or 10 years in South Miami’s whacky political epicenter and it’s about the same story.  In this Petticoat Junction of a government they don’t like each other personally and have a hard time getting past that, but they all care and love The City of Pleasant Living,  I’ll give them that.

South Miami is a wonderful place to live, and that’s because of the wonderful residents, first-class merchants, beautiful parks and recreation facilities (thank you City of South Miami government), excellent schools, a fine police department, and a building and zoning group that cares.  I’ve been a resident, business owner, and selling South Miami real estate for over 20 years and I wouldn’t live anywhere else.

Easy Living for Baby Boomers and Beyond!

North Pinecrest's Swan Lake, over looks beautiful waterfall and lake.

North Pinecrest’s Swan Lake, over looks beautiful waterfall and lake.

I closed more transactions in 2012 with near-retirement and post-retirement folks than I ever have in my twenty years of selling real estate. These “Baby Boomers” and beyond (one adorably spry couple was 88 and 94-years old) called me to help them find  homes in South Miami or the immediate surrounding areas (Pinecrest, High Pines, South Gables) with less maintenance, less space (but not too small), and easier on the knees!  Why those areas? Close to day-to-day shopping needs, medical care is nearby, and the ability to walk or take a very short drive to all of them a must (my youthful 88 and 94-year old clients needed to be near Dadeland so they could walk the mall every morning for exercise!).

Pine Manor is High-Pines unique Dutch-Caribbean community.

Pine Manor’s “D” model has an elevator.

FYI, when you are looking to size down to what might be your last residence there are some MUSTS – no matter what your age! You MUST carefully think about condo vs. townhouse because they are very different and appeal to very different lifestyles; you must include the monthly or quarterly maintenance fees into your budget and know what they do and do not include; you MUST choose a

property with the master bedroom downstairs (or at entry level) or

have an elevator or the ability to install an elevator or chair lift ‘someday’; you must consider the walking distance from car to front door–those groceries and golf clubs do get heavy!

I find Swan Lake in Pinecrest and the Deering Bay community in Coral Gables beautiful and very accommodating;  Pine Manor and Oak Lane in High Pines, and the Bermuda Village in Coral Gables have very nice entry level master bedroom models and models with elevators;  Bridgepoint in South Miami and Dadeland Walk in the Dadeland area also have very spacious models with downstairs master bedrooms. There is a community for everyone and every need.  Educate yourself and make sure you are working with an educated realtor who knows the area – like me!
