This was another classic example of how patience and perseverance pay off, and when mixed with kindness and a level-head the stars often line up!  I met the Buyers in April, 2014 and we went  on a long, winding journey to find just the right home. Nearly two years later we found that dream home in the beautiful Cutler Oaks community in Palmetto Bay, but we still had to sell the home they lived in which we listed in February, 2016. 

We almost lost the Cutler Oaks home a couple of times to other Buyers, but as fate would have it when the Buyers own home went under Contract in August, that Palmetto Bay dream home was waiting for them.  That’s when the kindness and level-headedness kicked in – it wasn’t the easiest transaction because sales that are contingent on sales can be very stressful.  Congratulations to all three levels of participants – you were so delightful to work with, and realtors Roz Marks and Guillermo de la Paz were simply phenomenal.

Cheers to Fairchild Tropical Garden!

I’ve had a “family membership” at Fairchild Tropical Garden since our children could walk. Spending afternoons meandering through the botanical and butterfly gardens are among the highlights of my life in Miami, and I rarely miss a Ramble, Chocolate Festival, Orchid Festival, Fall Plant Extravaganza, or Bromeliad Show at Fairchild.  To me Fairchild Tropical Garden is the 8th Wonder of the World (and traveling there, whether by foot, bike, or car, one passes through the most beautiful corridor in all of Coral Gables – Old Cutler Road).

I was thrilled to read in The Tropical Garden summer edition how many accolades and awards FTG has recently received! They were recently awarded a $1.24 million grant from NASA for their work in The Fairchild Challenge’s Growing Beyond Earth Initiative (finding edible plants suitable for future Mars missions). Earlier this summer Charity Navigator ranked FTG as the highest rated botanical garden in the US – wow! The Tropical Garden magazine also received awards for writing excellence – kudos to them!

Insight 2016…The Mid-Year Update Is Here!

 

Our fearless leader, Ron Shuffield, has posted his mid-year real estate update for Miami-Dade and Broward counties.  Whether you watch the video or the online report, the data, facts, and trends he regularly provides us are a beacon light which guide EWM realtors and clients.  Ron not only presents clear pictures of activity in the luxury and non-luxury markets during the first half of 2016, he previews what lays ahead with cash buyers and their ‘pent up demand’ for real estate, foreign buyers and currency rates, and the most important gauge of our real estate market: levels of inventory and the pace at which they are moving.    Take 10-15 minutes and either watch or read Insight 2016 – you’ll be glad you did!

With 40%-50-% increases in luxury market inventory from June, 2105 through June, 2016 we can all take comfort in knowing that inventory levels appear to be leveling off.  At this point in time the luxury market appears to have 12-18 months of inventory, and by comparison the less-than-$1million price range has a healthier 6-9 months of product on hand.  My listings and sales in 2016 have predominantly been in the Coral Gables, Coconut Grove, South Miami, and Pinecrest neighborhoods, so I have graphed overall activity in both luxury and non-luxury market in those areas (see below).  As portrayed in the Insight 2016 report, after a steady climb over the past year, inventory levels do appear to have leveled off in April, May, and June.

Sadly, with the recent passing of Doug Burris, Coconut Grove’s infamous musician, party host, and the iconic leader of Miami Beach High School’s Rock Ensemble for over 40 years, came the inevitable sale of his house.   ‘La Ponderosa’ as it was affectionately called by many was not only home to Doug but home to generations of students, friends, and family who ADORED him (read the Miami Herald’s story about Carter Douglas Burris!).
