    What percentage of Miami real estate transactions have been conducted by international buyers this year? 29% This is down from 2013 when then the number was 35% . I am having a hard time believing the number of international buyers is down because I have never had so many international clients. Just this week alone, one property that I have listed in Coral Gables at 515 San Antonio has been looked at by buyers from Italy, Uruguay, Argentina, Venezuela, and Spain.

  • How many people are predicted to pass through MiamiCentral (All Aboard Florida’s downtown Miami station) each year? 12 million!!!! The dollar impact of that is unknown to me but my first thought when I heard about All Aboard Florida was, ‘Where was that when I was trekking to Walt Disney World and Halloween Horror Nights those 30 or so times?”

No Plans for 4th of July? I Can Help!

This time of year always seems to sneak up on us! Miami is filled with beautiful venues to enjoy activities as we celebrate our independence in this great country. Although there are tons of options to choose from, I have three favorite spots where I like to enjoy this holiday with family and friends. First and foremost is Key Biscayne, this year celebrating its 55th July 4th parade at 11AM; local bands and homemade floats will parade down Crandon Boulevard with a large picnic held at the Village Green afterward. The Key Biscayne crew sets off a fantastic show of fireworks later in the evening; locals crowd the beach with their blankets and picnic baskets. If you are closer to the Coconut Grove/Coral Gables area and don’t feel like driving all the way to ‘the Key’, you can join thousands on the lawn of the Biltmore Hotel for their annual Coral Gables’ Fourth of July celebration. The event begins at 5PM with a concert at 7PM and a flawless show of fireworks following. If you’re feeling a bit more adventurous, head to 73rd and Collins Avenue on Miami Beach where they will be having live music and activities going on beginning at 2PM with their own fireworks show in the evening around 9PM.

And the Real Estate Forecast Continues to be Sunny Skies……

 

Ron Shuffield, President and genius data cruncher at EWM Realty International delivered our spring outlook last week and the forecast is SUNNY!  Watch this quick video to hear it for yourself, but in a nut shell Ron summarized the last three years of real estate sales in Dade County (2011-2013) as being record breakers.  Each year the number of sales of single family homes and condominiums exceeded the prior year, and these were double digit increases!

 

 

Ron expects to maintain high levels of sales in 2014.  Our indicator of future sales is the amount of inventory of properties for sale, more specifically,  the ‘number of months’ of inventory available. In Dade County we have about 5-6 months of supply right now, which Ron believes is a healthy amount.  In my 20 years selling homes in Coral Gables, Coconut Grove, South Miami, Palmetto Bay, and Pinecrest, I find that a little on the low side, and with that trend prices usually increase.  As Ron says in the video, it is very “neighborhood specific”.

I’m working with a lot of Buyers looking for homes in South Miami, Coral Gables,
and Coconut Grove in the $650,000-$1,000,000 range, and there are very few options out there.  In South Miami alone there is
very little, and even if we stretch budgets up over $1,000,000 the same holds true.

Buyers need to be working realtors who know the market, and know the minute a new home comes on the market. That’s what it often boils down to –  seeing a home and making an offer on day ONE.  Best news in Ron’s spring forecast is that our prices are generally still 35%-40% less than they were at the peak of 2007, and so there are still tremendous values in Miami.

Are You An Unmarried Couple Thinking About Buying A Home?

Miami Today ended 2013 real estate news with a bang last weekThe December 31st issue recaps a very successful year for Dade County in the luxury real estate market (sales prices of $1,000,000 and up).

Read the article for details but in summary nearly 1 in every 5 single family homes closed in Dade County sold for $1,000,000 or more.  In the condo market about 1 of every 8 properties sold for $1,000,000 or more.  Bringing this reality a little closer to home let’s look at the $1,000,000+ single family home stats in Coral Gables (including the Ponce/Davis corridor), Coconut Grove, and Pinecrest, where I specialize in luxury properties. The graphs represent properties which have sold, are pending a closing, or are for sale on the MLS system.

Another fun fact: real estate agents at EWM Realty International sold a property for $1,000,000 or more about every 17 hours in 2013!  It was an exciting year in real estate and all indications are that the momentum will continue in 2014.

‘It Takes a Village’ to Successfully Buy or Sell a Home

It takes more than a willing Buyer and Seller to close a real estate transaction, especially in today’s market where low inventory can produce stress and hasty decisions. It ‘takes a village’ of professionals who can work together harmoniously for the same goal.

I’ve been very fortunate this year to have worked with not only great Buyers and Sellers, but some of the kindest, most wonderfully experienced realtors, home inspectors, permit processors, title companies, and real estate attorneys working in Coral Gables, Coconut Grove, Pinecrest, South Miami, Palmetto Bay, and the surrounding corridors.

Why You Should Determine Your Insurance Rates During the Inspection Period!

Citizens_Insurance_logo_(640x480)_20100706101331_320_240I have seen some jubilant Buyers turn ashen-white when they learn what their insurance premiums are going to be.  In many of those instances the “insurance bomb” is dropped just a few days before closing – when there is no turning back.  This past week I have been working with Buyers whose insurance premium could possibly exceed their property taxes; luckily we are in our ‘inspection period’ and have alternatives!

When Seller or Seller’s realtor tells you they are paying a palatable “X” amount for homeowner’s insurance please take it with a grain of salt!  Your insurance rate has many factors that may not have been considered when your prospective home was last purchased!11

Flood maps have changed, for instance, residences in flood zones beginning with “A” (AE, AH, etc.) are subject to MUCH higher rates beginning October 1st, 2013 (unless Florida State WrightFloodLogolegislature changes that).  Regarding wind-storm insurance ask for your wind-storm insurance quotes based on complete Dade County-approved hurricane protection, and incomplete protection if your prospective home does not have completely “approved” protection. Compare the difference! All of your  property’s openings (windows, skylights, doors, and garage doors) must be protected with County approved materials in order to get the MOST discounted rate (the lowest rate).

Do your homework during the inspection period so you can plan accordingly. Perhaps you can negotiate price (with your Seller or your insurance carrier!), perhaps you can allocate money to make the necessary hurricane protection changes so you receive your best insurance discount a.s.a.p.; no doubt you will make better decisions.

Did You See Me In The Wall Street Journal This Past Week?

I was honored this past week to appear in the Wall Street Journal – of course reporting on the housing market. The outlook in Florida, and Miami in particular, is so bright right now – housing prices are up by double digits in Dade County over the past year. WSJ reports that home prices are rising at the fastest rate in seven years as buyers return to a market where the number of properties for sale is in short supply. My own personal experiences this past quarter reports “short supply” is an UNDERSTATEMENT!

I have several Buyers who consider themselves very lucky to FINALLY have a closing on the horizon. In the next five weeks we are happy to be closing on properties in Coconut Grove, Hammock Lakes (after a year-long search!), Coral Gables, and Palmetto Bay. These Buyers will all attest that patience, tenacity, and complete knowledge of the market as it changed each day were the keys to success. Knowing the moment a property is listed “For Sale” and seeing it the same day is a must.

Advice for Buyers out there: if you are relying on Trulia, Zillow, or another source for reporting new homes on the market for sale you are going to find (you probably already have) that by the time you are notified of a new property on the market, it is often already under contract – that is how fast real estate in Miami is moving!

Do We Want To Redefine “Post-Andrew Roof”?

Yes, I think it is time to re-visit the post Hurricane Andrew roof that we Realtors loved to hear about for so long. No matter where your property is located (or your prospective property) – the surrounding areas of Coconut Grove, Coral Gables, South Miami, Pinecrest, Palmetto Bay, Cutler Bay and of course further south where the ‘epicenter’ of that wrecking ball of a storm swept through nearly 21 years ago – if a roof was replaced in the 1992-1993 era,  we Realtors refer to it as “Post Andrew” and for many years that brought a big smile and sigh of relief – that roof was good!  Well that roof, whether it is displaying signs of age or not, is now in its “golden years” and acquiring windstorm insurance is tricky! Buyers: be smart – get some facts from your insurance provider (your Realtor can refer you to one) before the end of your inspection period.  Coverage and rates will vary and can be age dependent. Sellers: the next 4 or so years are going to be challenging ones if you have a Post Andrew roof – if you can find it in your pockets to replace roof or provide some credit for a new one, it will be money well spent.
