Patience Pays!  Those are the most often used words said by me to Buyers (and to my children’s deaf ears).  We waited over a year for a property to  go on the market in Orr’s Pond (they rarely are for sale).  This most wonderfully patient friend asked me to keep my eye out for a home in Orr’s Pond and another gated development in South Miami.  I called friends in both communities and asked them to keep their ears out, and one lucky morning I got “the” call – someone was planning to leave a beautiful home in coveted Orr’s Pond.  Within 5 minutes I located the realtor they had worked with to purchase the residence, and she confirmed her clients would be moving and were listing the house for sale within a few days.  We were in the house within 24 hours and had our offer on the table shortly thereafter.  It was a match made in heaven!
