This was another classic example of how patience and perseverance pay off, and when mixed with kindness and a level-head the stars often line up!  I met the Buyers in April, 2014 and we went  on a long, winding journey to find just the right home. Nearly two years later we found that dream home in the beautiful Cutler Oaks community in Palmetto Bay, but we still had to sell the home they lived in which we listed in February, 2016.

Insight 2016…The Mid-Year Update Is Here!

 

Our fearless leader, Ron Shuffield, has posted his mid-year real estate update for Miami-Dade and Broward counties.  Whether you watch the video or the online report, the data, facts, and trends he regularly provides us are a beacon light which guide EWM realtors and clients.  Ron not only presents clear pictures of activity in the luxury and non-luxury markets during the first half of 2016, he previews what lays ahead with cash buyers and their ‘pent up demand’ for real estate, foreign buyers and currency rates, and the most important gauge of our real estate market: levels of inventory and the pace at which they are moving.    Take 10-15 minutes and either watch or read Insight 2016 – you’ll be glad you did!

With 40%-50-% increases in luxury market inventory from June, 2105 through June, 2016 we can all take comfort in knowing that inventory levels appear to be leveling off.  At this point in time the luxury market appears to have 12-18 months of inventory, and by comparison the less-than-$1million price range has a healthier 6-9 months of product on hand.  My listings and sales in 2016 have predominantly been in the Coral Gables, Coconut Grove, South Miami, and Pinecrest neighborhoods, so I have graphed overall activity in both luxury and non-luxury market in those areas (see below).  As portrayed in the Insight 2016 report, after a steady climb over the past year, inventory levels do appear to have leveled off in April, May, and June.

This property was SO special the Buyers made the offer without ever having given the slightest thought to moving!  In a happenstance moment one Sunday afternoon the Buyers, who lived in the neighborhood many years ago, stopped by our open house with friends – partly to see the house that had been so talked about, and partly to say hi to their old friend.  From that point on the afternoon took on a life of it’s own; old friends rekindled, “Cool House” lived up to it’s nick name, and these wonderful Buyers who had not given a moment’s thought to moving from Pinecrest fell in love and are now my neighbors.  Congratulations to the most wonderful Buyers and Sellers.  Best of luck to all of you.

The Five Cities Where Prime Property Prices Exploded the Most (and Miami is not one of them)!

The Real Deal reports that Vancouver (Canada), Shanghai (China), Sydney (Australia), Melbourne (Australia), and Cape Town (South Africa) are the top five cities where property prices have exploded the most. Let’s define Prime Residential Properties: the top 5% of the wider housing market in each city.

Put into perspective, prime prices in the top 35 cities increased an average of 3.6% in the twelve months prior to March, 2016, but the top five had prime price increases in the double digits! According to Knight Frank’s latest Prime Global Cities Index report the double digit growths were attributed to low supply and record-low interest rates.

For the curious, Miami was ranked number 14 with 3.8% growth (New York ranked #17; Los Angeles #10).

This was a very special transaction on many levels. First, it was a complete honor and pleasure to come to know the Seller, Charlotte Dison. A couple of years ago I wrote a blog about Dison Park, which was a new park in South Miami thoughtfully created by it’s next door neighbor and the park’s land owner, the same Charlotte Dison. I had a brief but impressionable encounter with her many years before, and was thrilled when she called me last summer to talk about selling her home. 

Secondly, real estate education is on going and Charlotte taught me a lot.  In a multi-offer situation she chose an offer contingent on financing over a cash offer – a first in my career.  Why?  Because it is important for everyone to have an opportunity for home ownership.  We ended up selling to another Buyer later on, but it was the original Buyer’s option to withdraw from their Contract.  

Third lesson that was reinforced is that selling one’s home is bittersweet (and sometimes just plain sad).  Charlotte and I have a lot in common: we married and raised our families in South Miami (our houses are 5 blocks away from each other!), we have made life long friends of nearby neighbors, and our homes are the fabric of our lives – that’s really hard to walk away from:(  When we left the closing table we both had tears in our eyes; Charlotte saw her past and I saw my future.  Congratulations to the new Buyer, and good luck to my friend, Charlotte, who I will fondly miss.
