I’ve never had so many ‘newcomers’ to Miami wanting to lease! I just completed the eighth Lease of 2016, and if they all love Miami like I love Miami and decide to call our beautiful city ‘home’, they will be next year’s Buyers! In the last few weeks we have made a lot of Landlords and Tenants happy in Coral Gables, Pinecrest, Palmetto Bay, and South Miami!

Miami is one of the few cities where real estate agents are able to work in both the sales and leasing arenas. A competent and knowledgeable local realtor should be able to transition between the two markets and provide everyone with a home, be it permanent or temporary. It’s a natural progression to desire to acclimate and ‘test the waters’ in a new city before buying and I am happy to be part of the process!

Rentals Gone Wild for Val Byrne & Associates!

May was one of the busiest leasing months I have seen since last year about this time, and we have more slated for June and July. Vanessa Kayes, who is newer to our real estate team, had a ‘baptism by fire’ so to speak in the rental market, and more specifically the condo rental market which is not easy to navigate because of Association applications and the broad spectrum of pet rules.

In the last five weeks Vanessa represented Tenants who settled into Grove Isle, Grovenor House, Icon, Gables Waterway Towers, and Gables Harbour. There are so many beautiful condominium communities which have rental availability in the different neighborhoods in Miami – we probably looked at 15 different buildings across Coral Gables, Coconut Grove, Mary Brickell Village, Downtown Miami, Edgewater, Midtown and Miami Beach before our clients settled into their temporary nests. Made us yearn for the maintenance-free life of the urban dweller – the views are spectacular.

What Can You Buy in Coral Gables Under $500,000?

I spend A LOT of time looking at real estate with young physician candidates at Miami Children’s Hospital (now Nicklaus Children’s Hospital). Last year alone I met and toured Miami with 15-20 of them!

Most of them have just completed or are nearly finished their Fellowships and are looking to ‘lay down some roots’ so to speak. Many have found the time to research the area; just about all of those inquire about Coral Gables. Why? It’s close to the hospital, it’s beautiful, and the city has a proper name that is easily ‘Googled’, unlike much of the Unincorporated Dade County neighborhoods surrounding the area.

Miami-Childrens-HospitalIf buying, most want to stay under $500,000 which isn’t such a bountiful price range in the Gables. I introduce them to wonderful Schenley Park which is where the hospital is located, as well as the neighborhoods between Coral Way (SW 24th Street) and Miller Road (SW 56th Street), along the corridor of Red Road. Parts of this lay in City of South Miami, and parts in Unincorporated Dade County. All a five minute drive to the hospital.

Back to Coral Gables….there are some beautiful condominium communities in the Miracle Mile and business district areas. 55 Merrick Place and Ten Aragon are wonderful, as well as the cluster of buildings on Ponce de Leon Boulevard, north of Miracle Mile. As for single family homes there is not so much! There are only eight 3 bedroom homes for sale under $500,000 right now. My favorite is the one I have listed at 841 Columbus Boulevard of course!! It’s has charming front and back front porches, warm wood floors, updated kitchen and baths, and is located on one of the most beautiful streets in the north Gables!

Will We See The End Of Controlled Choice?

Brief background: In the 1980’s Miami-Dade County Public Schools established “Controlled Choice,” a system whereby the school system selected the school that a student would attend. It was intended to desegregate the schools.

Fast forward to 2015 and Coral Gables is the county’s only remaining city to have Controlled Choice, with Coral Gables Preparatory Academy, George Washington Carver Elementary, and Sunset Elementary Schools being the lone survivors and topic of debate. Today Commissioners will meet with the Miami-Dade County School Board where the Attendance Boundary Committee is expected to vote on the issue. That recommendation will be given to Superintendent Alberto Carvalho, who will make the final decision.

Of course there is debate on all sides, some preferring their children to attend the neighborhood school, and others believing the schools are not equal and perhaps another route is best, but at the very least they want more time to investigate. Apparently, the parents were made aware of the proposal with only 4 days remaining in the 70-day review process.

From a realtor’s perspective: try explaining Controlled Choice to an international Buyer. I sell a lot of properties in Coral Gables, Coconut Grove, and South Miami, and the Buyers don’t always ‘get it’ or like it. One recent example: Buyer wants to live in the Dante Fascell Park area of South Miami (west of Red Road), but wants to reside east of SW 59th Avenue so they can be in the Coral Gables school district (and attend Sunset Elementary School). I had to tell them that with the Controlled Choice system their children could be placed in one of the other 2 schools, which logistically are much further away. Parents are working in the Dadeland/Datran area and now the children may have to go to elementary school in the north Gables (Coral Gables Preparatory Academy). They will probably opt out of the public school arena.   Let’s see what happens today!

Coral Gables, A Top Performing Condo Market!

I quote that from this week’s Miami Herald Business Monday, and I can vouch for it! I have been out this month searching for the ‘perfect’ condo in Coral Gables for 3 different Buyers and 2 different Renters, and in both markets condos are moving like hot cakes; especially in the $300,000-$750,000 range. Special writer Peter Zalewski says Coral Gables is statistically outpacing – on a per capita basis – nearly every coastal condo market east of I-95 in Dade, Broward, and Palm Beach Counties.

All of my clients are looking for a newer building with the bells and whistles like luxurious lobbies, 24-hour security, gym (or two!), club & party rooms, business rooms, and resort style pools. Of course all of that needs to be within walking distance to downtown Coral Gables and its wonderful restaurants, boutiques, and farmer’s market!

There are so many wonderful developments that fit that bill, and they are not only great to buy to live in, but they are wonderful to rent until you’re ready to buy. My new favs are 55 Merrick Place, the Andalusia (although there’s no pool), 1300 Ponce, and 50 Alhambra. I’m so glad Peter Zalewski found the time to write about Coral Gables; it was refreshing to hear about something other than Brickell City Centre for a change!

Going, Going, Gone…It Went That Fast!

On June 5th I listed this beautiful, sophisticated colonial-style home in Coral Gables (South Gables) for rent and for sale, and in a nanosecond it was under Contract! We started showing it on Friday and by nightfall Saturday we had multiple offers to buy it and to rent it.   I think the owners were so taken aback by the enthusiasm (and by the determination of some) that they decided to keep the property (we rented it at the asking price of $6,200).

That is a typical day in sunny Coral Gables in the rental and sales market! The inventory of luxury homes to rent is especially low, so these charming rental homes in Coral Gables are being snapped up about as quickly as they enter the market. It is the same situation in South Miami/High Pines, Coconut Grove, and Pinecrest too. In the last week or so luxury rental properties at 460 San Servando Avenue, 741 Santurce Avenue, and 700 San Esteban Avenue have come on the market in Coral Gables, and if I were to guess, they will be going, going, gone very shortly.
