This week, Ocean Drive Magazine featured the spectacular infinity edge pool & outdoor living spaces at 181 Leucadendra Drive in Gables Estates.  To quote them in this feature story titled, “Miami Homes with Jaw-Dropping Pools to Stay Cool This Season ,”  “The open-air spaces at this Mediterranean estate rival the indoors” and anyone who has visited this exquisite property will agree!  181 Leucadendra Drive was the masterpiece creation of architect Cesar Molina, and we know Cesar Molina is the master creator of opulent, over-the-top outdoor living.

Boasting 270′ of waterfront on Gables Estates widest lagoon adjacent to Biscayne Bay, anyone can see why this glorious setting was magazine worthy!  See for yourself in the pictures below and if you would like a private showing please call me!

EWM Realty International Sponsoring Showhouse at The Kampong

One of my favorite venues in Miami is The Kampong, the glorious 9-acre botanical garden that was home to famed horticulturist David Fairchild and his wife Marian, and later Marian’s sister and brother in-law, Elsie and Gilbert Grosvenor,  moved to the compound (Kampong is a Malay word for village or a cluster of dwellings).

Sweeney House By Cirrus11 (Own work) [Public domain], via Wikimedia Commons

Some of the rooms at the Fairchild-Sweeney House (after the death of the Fairchilds the compound was purchased by the Sweeneys), Barbour Cottage, and the Sausage Tree Cottage have been transformed by 20 local and talented designers as part of the Junior League of Miami’s 2016 Showhouse, and will be showcased from April 7th through the 24th.

Anyone who is inspired by The Kampong will love visiting the home I have for sale at 8598 SW 63rd Avenue in South Miami.  It is nearly an acre forest of spectacular native flowering trees, palms, and fruits encircling an exquisitely restored mid-century home, guest house, and carriage house.  One visitor referred to it as the Time Travel house and I thought the name perfectly described it!

Just Listed & Sold in South Miami by Val Byrne (in the same week!) 6020 SW 86th Street

There are only 17 homes in the City of South Miami that are on the beautiful Snapper Creek Canal, and of those only one block has parcels of land near or more than 30,000 square feet.  It was no surprise to me that this lovely home on a gloriously deep oasis of green grass and trees would sell quickly (and my phone is still ringing with takers!).

It didn’t take long for these Georgia buyers to decide where they wanted to live! We looked seriously at Coral Gables, Pinecrest, and our last stop was in Coconut Grove, on a beautiful day I should add.  Skies were blue, the Grove’s bohemian camaraderie was as charming as ever, and urban life along Biscayne Bay in this cool village looked fantastic.  Buyers fell in love with Cloisters on the Bay which is a magnificent, gated community nestled between The Barnacle and Peacock Parks, and a stroll away to all Coconut Grove has to offer. Congratulations to both the Buyers and Sellers!

It’s Friday the 13th!!!!

untitledToday is the third and last “Friday the 13th” in 2015, and it was so much fun!  Our very happy, festive, and hungry EWM Coral Gables office celebrated its annual “Pot Luck” luncheon, and it is known fact that EWM Realty International not only claims the largest real estate market share in Miami-Dade County, but we are some of the finest chefs in the business.

Happy 90th Birthday Coral Gables!

CG 90th

Coral Gables News

That’s the beautiful cover of Coral Gables News’ special edition this month commemorating the 90th birthday of “The City Beautiful”. The famous fountain on Country Club Prado at the north entrance of the Gables has been the spectacular back drop for thousands of wedding pictures and quinceneras in its history. My own wedding pictures were taken there, but more memorable for me were the hundreds of tadpoles my father helped me collect every Sunday if I behaved at church (I still associate Church of the Little Flower with tadpoles).

I love Coral Gables and am proud to have been born, educated, and working in such a vibrant and historical city. If we are a product of our environment then I would say the Coral Gables Youth Center, St. Theresa School, and Matheson Hammock were an enormous part of my upbringing!

I have two really special homes for sale that were featured in the 90th birthday edition: 3016 Alhambra Circle was built in 1926 – the same year Coral Gables was newly incorporated, the Biltmore Hotel had its inaugural ceremony, and the University of Miami enrolled its first class. How is that for history? Like the City it was created in, this regal, Old Spanish-style grand dame has gotten better!

181 Leucadendra Drive in Gables Estates is in a class of its own, and for that reason was selected by EWM Realty International to be the backdrop for its commemorative birthday ad! This magnificent Mediterranean estate, with 270′ of water frontage on Gables Estates premier lagoon, was built in 2004 and fuses old world craftsmanship, European charm, and 21st century panache.  It is a very, very special property as photographer Jonah Gouin has captured.  For more information or an appointment to either of these wonderful homes please contact me!

What’s the Ruckus About at Grove Isle?

Untitled

Grove Isle is suffering some growing pains – literally! Those beautiful 20 or so acres with the most glorious views include three residential towers (Grove Isle 1, 2, and 3), club and hotel facilities including two restaurants, and recreational facilities.

What many non-residents don’t know is that about seven of those acres, which include the club, spa, and hotel, are privately owned by developer Eduardo Avila and a group of investors. Developer’s plans of course by the very nature of the word “developer” are to redevelop it. Residents of the island naturally are in opposition – especially residents of Grove Isle 3 who are adjacent to the proposed project. Enter Preserve Grove Isle activist group vs. Eduardo Avila. khj

I love Grove Isle! I am a frequent patron at Baleen’s and Gibraltar restaurants, which are in the heart of the brouhaha. Grove Isle has some of the most spectacular views in all of Miami, but I think yes, the facilities are tired. Whether a renovation or a “redevelopment” are in store – an improvement will be an improvement for everyone, residents included (you do not have to be a resident on the island to enjoy some of their facilities). That said, I’m a realtor who often works in Grove Isle and it can be ‘deal kill’ to look out the tall glass window or stand on a balcony with endless views and disclose to Buyer the impending project and its potential effects. Can you imagine being a Seller who’s values could decline over this? Or the Grove Isle residents who frequent the current facilities which could be removed or deflated during construction years (although recent court decisions provide that temporary club facilities and amenities must be made available)?

Grove Isle Residents and Eduardo Avila will need to find mutual ground. He undoubtedly owns the land and will be able to redevelop it so it is imperative that they work to solve each other’s needs. The Miami Herald wrote a great article last week on the project – be sure to read it!

“After the game: NBA stars shoot for wins in real estate”

The Real Deal’s recent article, “After the game: NBA stars shoot for wins in real estate” captured a day in the off-season life of Luol Deng and 10 other NBA players who attended a symposium on real estate investing organized by the National Basketball Players Association (with guest speaker, Miami’s own Don Peebles).

Miami Heat players have traditionally invested in some serious local real estate with those investing in Coral Gables, Coconut Grove, and Pinecrest appreciating the ability to maintain a relatively low-key lifestyle (for local celebrities anyway).

Coconut Grove, Coral Gables, and Pinecrest have been home to a host of Heat players including Dwayne Wade (he began his career in Pinecrest), Alonzo Mourning (he migrated from Coconut Grove to Gables Estates, and is now settled in Pinecrest), Shane Battier, Ray Allen, Dan Majerle, Brian Grant (my all time fav), past and present coaches Eric Spoelstra and Pat Riley, and LeGone James, who’s bayfront home is under contract.

The beauty of these neighborhoods is that you can see these guys regularly at the Last Carrot, Greenstreet’s Cafe, MCycle, local gas stations, movie theaters, and even Food Spot, and no one blinks an eye (but I do stare sometimes).

Wouldn’t it be great if Luol Deng moved into the Grove, Gables, or Pinecrest!  I have the perfect place for him to call home:
