Just Sold at Grovenor House in Coconut Grove 2627 S. Bayshore Drive, No. 1105

Grovenor House #1105, Coconut Grove, FL

List Price: $1,660,000

There are so many beautiful places to live in Coconut Grove with magnificent panoramas of Sailboat Bay, but to date my favorite would have to be Grovenor House (yes, I shutter to say publicly that Grovenor House wins my vote over the Grove at Grand Bay towers – shhhhh).    Ugo Colombo designed this majestic glass-front building with beautiful open spaces, warm and inviting ‘quiet’ areas, a phenomenal pool area, fantastic gym, and magnificent grounds.  There is a unique feeling of ‘home’ that emulates from the design, the residents, and the on-site staff,  and in a time when resort style communities are the buzz, I think Grovenor House has secured it’s niche.  Congratulations to the Buyers – it was not easy getting this property!!

List Price: $650,000

Coconut Grove real estate is on fire, especially so with properties under $1 million! We set out to find a center or west Grove townhome in near ‘turnkey’ condition and they were going under contract left and right.  As soon as the Buyers saw this we knew it was ‘the one’ for them.  Completely and beautifully renovated, plenty of parking, privately gated, and best of all is the dog park practically across the street.  Congratulations to all!

Just Sold by Valaree Byrne in Coconut Grove 4324 Lennox Drive

4324 Lennox Drive, Coconut Grove, FL

List Price: $1,295,000

I finally got to sell a home on my favorite street in Coconut Grove! For as long as I can remember I have coveted beautiful, winding Lennox Drive and the canopy of trees towering over it. This sweet home with an Old English flare and nautical influences was a shipbuilder’s cottage, built in 1936, and in my eyes is quintessential Grove.  I enjoyed working with the Buyers so much, and was over the moon to have found this jewel.  Congratulations to all!

Patrick Farrell - Miami Herald file

Patrick Farrell – Miami Herald

Sadly, with the recent passing of Doug Burris, Coconut Grove’s infamous musician, party host, and the iconic leader of Miami Beach High School’s Rock Ensemble for over 40 years, came the inevitable sale of his house.   ‘La Ponderosa’ as it was affectionately called by many was not only home to Doug but home to generations of students, friends, and family who ADORED him (read the Miami Herald’s story about Carter Douglas Burris!).

51fRpx13B-L__SX346_BO1,204,203,200_It was one of my greatest privileges to know this phenomenal human being, who had a million dollar smile.  Shortly before Doug’s death from complications of a life with Multiple Sclerosis he published his autobiography, “Walk & Roll,” which I recommend everyone read! His story is nothing short of inspirational.

1644 Onaway Drive, Coconut Grove, FL

List Price: $860,000

2 Bedrooms | 2 Baths

When I first visited this sweet home in the North Grove it reminded me of a watercolor painting of “Old Coconut Grove’ I’d seen at one of the art festivals.  It was love at first sight, and not only for me – I had more callers on this home than any other I have sold in the Grove! Built only a year after the 1925 incorporation of Coconut Grove (which was soon incorporated into the City of Miami), this house is the remarkable marriage of old world charm and bohemian elegance.  It was no surprise that we had multi-offers on the table the first week, and once again we could all say perseverance pays off.  Congratulations to the Seller and to the lucky Buyers!

EWM Realty International Sponsoring Showhouse at The Kampong

One of my favorite venues in Miami is The Kampong, the glorious 9-acre botanical garden that was home to famed horticulturist David Fairchild and his wife Marian, and later Marian’s sister and brother in-law, Elsie and Gilbert Grosvenor,  moved to the compound (Kampong is a Malay word for village or a cluster of dwellings).

Some of the rooms at the Fairchild-Sweeney House (after the death of the Fairchilds the compound was purchased by the Sweeneys), Barbour Cottage, and the Sausage Tree Cottage have been transformed by 20 local and talented designers as part of the Junior League of Miami’s 2016 Showhouse, and will be showcased from April 7th through the 24th.

Anyone who is inspired by The Kampong will love visiting the home I have for sale at 8598 SW 63rd Avenue in South Miami.  It is nearly an acre forest of spectacular native flowering trees, palms, and fruits encircling an exquisitely restored mid-century home, guest house, and carriage house.  One visitor referred to it as the Time Travel house and I thought the name perfectly described it!

It didn’t take long for these Georgia buyers to decide where they wanted to live! We looked seriously at Coral Gables, Pinecrest, and our last stop was in Coconut Grove, on a beautiful day I should add.  Skies were blue, the Grove’s bohemian camaraderie was as charming as ever, and urban life along Biscayne Bay in this cool village looked fantastic.  Buyers fell in love with Cloisters on the Bay which is a magnificent, gated community nestled between The Barnacle and Peacock Parks, and a stroll away to all Coconut Grove has to offer. Congratulations to both the Buyers and Sellers!

We had many interested Buyers in this classic Grove home!  Urban life is so attractive, and in the case of this updated pad in the ‘Zen Village’ the ability to walk to schools, parks, restaurants, movies, and more was the driving force for both Buyer and the Seller settling in the heart-of-the-Grove.  Congratulations to both parties!

What’s the Ruckus About at Grove Isle?

Untitled

Grove Isle is suffering some growing pains – literally! Those beautiful 20 or so acres with the most glorious views include three residential towers (Grove Isle 1, 2, and 3), club and hotel facilities including two restaurants, and recreational facilities.

What many non-residents don’t know is that about seven of those acres, which include the club, spa, and hotel, are privately owned by developer Eduardo Avila and a group of investors. Developer’s plans of course by the very nature of the word “developer” are to redevelop it. Residents of the island naturally are in opposition – especially residents of Grove Isle 3 who are adjacent to the proposed project. Enter Preserve Grove Isle activist group vs. Eduardo Avila. khj

I love Grove Isle! I am a frequent patron at Baleen’s and Gibraltar restaurants, which are in the heart of the brouhaha. Grove Isle has some of the most spectacular views in all of Miami, but I think yes, the facilities are tired. Whether a renovation or a “redevelopment” are in store – an improvement will be an improvement for everyone, residents included (you do not have to be a resident on the island to enjoy some of their facilities). That said, I’m a realtor who often works in Grove Isle and it can be ‘deal kill’ to look out the tall glass window or stand on a balcony with endless views and disclose to Buyer the impending project and its potential effects. Can you imagine being a Seller who’s values could decline over this? Or the Grove Isle residents who frequent the current facilities which could be removed or deflated during construction years (although recent court decisions provide that temporary club facilities and amenities must be made available)?

Grove Isle Residents and Eduardo Avila will need to find mutual ground. He undoubtedly owns the land and will be able to redevelop it so it is imperative that they work to solve each other’s needs. The Miami Herald wrote a great article last week on the project – be sure to read it!
