Wynwood and the Design District…The Hotspots

The Real Deal, my favorite morning read, reports that the panel of real estate professionals who spoke at last week’s luncheon event presented by the Miami Association of Realtors and the Miami Beach Chamber of Commerce say the next hot spots for Miami-area real estate development include urban locations in and near downtown (not really NEWS if you look at the cranes and construction). Louis Birdman (Birdman real estate development) is most excited about Wynwood and the Miami Design District. Why? With shrinking amounts of beachfront property to develop, Birdman says inland development will be more prevalent. Panelist Harvey Hernandez says what we all know, “The hottest market by far is the downtown Miami area”.  Again, look at cranes and construction.

Not mentioned but worthy of it is one of my favorite neighborhoods: the Edgewater area, especially the corridor that dots Margaret Pace Park. The views are spectacular and will stay that way; access to expressways and downtown & Brickell is too simple; walkability to Publix, CVS, a manicure, dog grooming, banks, and the day-to-day needs is great, and The Daily is a GREAT place for lunch! Paramount Bay, Quantum on The Bay, Opera Tower, 1800 North Bayshore Drive, and the Cite are all winners over there.

I LOVED this home in High Pines, as did all of the Buyers who made offers on the property! We went on the market on a Monday, and by the following Monday we had 5 offers! Our Sunday Open House literally looked like a casting call. The greatest part of being a realtor is giving keys to Buyers who are so excited and will really enjoy it. The worst part about being a realtor is turning away others who desperately wanted it. There were 4 other prospective Buyers who were very disappointed, and so was I…I wish I could have pleased everyone.

Congratulations to the Buyers, and to the Seller who I have worked with many times before and adore. Also, I can’t sign out without a big thank you to Jenny McCloskey and Geraldine Blakely for another AMAZING staging project – it was nothing short of phenomenal.

It was so refreshing to see Buyer and Seller work together harmoniously for the same goal – and they never even met! The Seller had not lived in the property for several years and it was not surprising that much maintenance and several repairs were deemed necessary during the inspection period. Each party was empathetic to the other’s situation and concerns and they had a smooth, wonderful closing. Congratulations to both parties!

What’s the Ruckus About at Grove Isle?

Untitled

Grove Isle is suffering some growing pains – literally! Those beautiful 20 or so acres with the most glorious views include three residential towers (Grove Isle 1, 2, and 3), club and hotel facilities including two restaurants, and recreational facilities.

What many non-residents don’t know is that about seven of those acres, which include the club, spa, and hotel, are privately owned by developer Eduardo Avila and a group of investors. Developer’s plans of course by the very nature of the word “developer” are to redevelop it. Residents of the island naturally are in opposition – especially residents of Grove Isle 3 who are adjacent to the proposed project. Enter Preserve Grove Isle activist group vs. Eduardo Avila. khj

I love Grove Isle! I am a frequent patron at Baleen’s and Gibraltar restaurants, which are in the heart of the brouhaha. Grove Isle has some of the most spectacular views in all of Miami, but I think yes, the facilities are tired. Whether a renovation or a “redevelopment” are in store – an improvement will be an improvement for everyone, residents included (you do not have to be a resident on the island to enjoy some of their facilities). That said, I’m a realtor who often works in Grove Isle and it can be ‘deal kill’ to look out the tall glass window or stand on a balcony with endless views and disclose to Buyer the impending project and its potential effects. Can you imagine being a Seller who’s values could decline over this? Or the Grove Isle residents who frequent the current facilities which could be removed or deflated during construction years (although recent court decisions provide that temporary club facilities and amenities must be made available)?

Grove Isle Residents and Eduardo Avila will need to find mutual ground. He undoubtedly owns the land and will be able to redevelop it so it is imperative that they work to solve each other’s needs. The Miami Herald wrote a great article last week on the project – be sure to read it!

Bem Vindo…Bienvenida…Welcome to Miami!

For the 12th consecutive month the Miami Association of Realtors notes Brazilians having the highest number of searches for local real estate on their website. During the month of May the heaviest search volume was followed by Colombians, Canadians, Venezuelans, and lastly, Argentinians. I will agree with those statistics, and add one country: Mexico!

The luxury properties I have listed in Coral Gables and the Ponce & Davis Roads neighborhoods have been most frequently visited this summer by families from Brazil, Venezuela, Colombia, and Mexico. If you are looking for a luxury home in Miami consider one of my current listings, and stay tuned in the next couple weeks for more!

The Collection Residences in Coral Gables, FL

4. Lobby Front View

Last week I attended a broker’s brunch and sneak preview of  The Collection Residences, which is a gorgeous residential development on the horizon in Coral Gables. As you would guess The Collection Residences will be adjacent to the world-class Collection automobile showrooms and the Village of Merrick Park. That’s a lot of luxury!

The Collection Residences are the collaborative efforts of Ugo Colombo and Masoud Shojaee (CMC Group and Shoma Group respectively),  with Massimo Iosa Ghini, Duany Plater-Zyberk, and Arquitectonica leading the design team.  The 10-story building will have 126 units that range from 1120sf to 6144sf; prices will begin at $650,000 for one bedroom units, $1,200,000 and $2,000,000ish for two and three bedroom units, and the four bedroom / 6,144sf penthouses residences will begin around $5,700,000.

One of the coolest features of The Collection Residences is that the first floor level will be comprised of 14 beautiful townhomes which have mixed use zoning, so one can operate an office or retail space, have signage if desired, and off-street parking available to clients.   Imagine being a designer, clothier, or professional living and working in the same environment!  That’s genius!

16. Townhome View

Plans call for reservations to begin this fall, ground breaking to begin next spring (2016), and completion is expected in the winter of 2017.  Floor plans are attached for you to peruse, and if you would like more information or a tour of the show room please call me!
