Coral Gables, A Top Performing Condo Market!

1300

1300 Ponce de Leon Boulevard

I quote that from this week’s Miami Herald Business Monday, and I can vouch for it! I have been out this month searching for the ‘perfect’ condo in Coral Gables for 3 different Buyers and 2 different Renters, and in both markets condos are moving like hot cakes; especially in the $300,000-$750,000 range. Special writer Peter Zalewski says Coral Gables is statistically outpacing – on a per capita basis – nearly every coastal condo market east of I-95 in Dade, Broward, and Palm Beach Counties.

All of my clients are looking for a newer building with the bells and whistles like luxurious lobbies, 24-hour security, gym (or two!), club & party rooms, business rooms, and resort style pools. Of course all of that needs to be within walking distance to downtown Coral Gables and its wonderful restaurants, boutiques, and farmer’s market!

There are so many wonderful developments that fit that bill, and they are not only great to buy to live in, but they are wonderful to rent until you’re ready to buy. My new favs are 55 Merrick Place, the Andalusia (although there’s no pool), 1300 Ponce, and 50 Alhambra. I’m so glad Peter Zalewski found the time to write about Coral Gables; it was refreshing to hear about something other than Brickell City Centre for a change!

About the Most Expensive Home and Breakfast

Le Palais Royal in Hillsboro Beach, Florida List Price $139million.

Le Palais Royal in Hillsboro Beach, Florida List Price $139million.

So Le Palais Royal on Millionaires Mile in Hillsboro Beach has weighed in as the most expensive luxury home in the US at $139 million dollars. There are a lot of things to do at this 4-acre ocean front estate like watch a movie in your Imax Theatre, sip drinks at your bar & lounge, or play some golf on your putting green.   The rest of the bells and whistles one might expect; 11 bedrooms, 17 baths, 492-foot private dock, and underground parking for 30 cars.

I would still rather live in the most expensive luxury home in Coral Gables, Miami Beach, Key Biscayne, or Coconut Grove so I could walk to a cool place for breakfast like the Donut Gallery on the Key (their “Heart Attack” is the best), Greenstreets Café in Coconut Grove, the News Café on South Beach, or brunch at The Biltmore Hotel.  Sunday Breakfast is the highlight of my week so I would have to remain local if I were to live in the most expensive home.  Hillsboro Beach wouldn’t cut it for me.

What Can The Young and Restless Do in Coral Gables in the Wee Hours of the Night?

photo 1Well, for kicks you might swim with the alligators in the canals at Gables-by-the-Sea; or maybe check out Ray Allen’s house while the wife and kids are sleeping? NOT. It does make for some interesting reading though. This weekend some restless party goers at a home on Lugo Avenue in Gables-by-the-Sea jumped into the canal to swim and apparently ticked off an alligator who bit the two kids (South Miami Hospital ER probably hasn’t seen that in a long time).

That event still doesn’t score as high on the knucklehead richter scale as that of the kids at the Tahiti Beach party who ‘snuck’ into Ray Allen’s house while his wife and kids were sleeping. Could that have sounded remotely like the Sean Taylor event a few years back? Although different circumstances, what if Ray or Shannon Allen had defended their homestead with a shotgun? Would the Coral Gables police still be debating what crime occurred?

Last question: since Ray Allen finally bought the home he had been renting in Tahiti Beach (for $11,000,000), does that mean Miami will be home? T-minus 48 days until game 1 of the Heat season.

Just Sold by Val Byrne in the Gables Marquis! 3232 Coral Way, Unit 1403

Gables Marquis

List Price: $338,000.00

2 Bedrooms | 2 Baths

The Buyer and I were so pleased to have found the Gables Marquis, a gem of a building a couple of blocks east of Miracle Mile. We looked at Ten Aragon, Merrick Place, Villa Isabella, and The Minorca in Coral Gables; and then searched Metropolis and Toscano in the Dadeland area before stumbling upon the Gables Marquis at 3232 Coral Way. It’s a wonderful mid-priced building offering a cache of amenities which include 24-hour guard, 24-hour valet, and a beautiful pool, gym and clubroom. You know what the clincher was? Floor to ceiling glass with stunning, unobstructed views of Coconut Grove, Biscayne Bay and beyond. Congratulations to the Buyer!

It’s Throwback Thursday!

I love “Throwback Thursday” and find myself completely entertained while scrolling through TBT pictures posted on Facebook. Who doesn’t enjoy looking at old pictures? So I’m taking this concept a step further and posting a “Throwback Thursday” blog each week which will spotlight an older, original style home in South Miami, Coral Gables, and Coconut Grove, and fast forward to its present day ‘face’. AKA, a renovation! My favorite part of being a realtor in Miami is seeing a beautiful transformation.

Appropriately, I am starting TBT with pictures of my own home in South Miami, The City of Pleasant Living. Built in 1962 by the original owner and purchased by my husband and me in May, 1990, it has come a long way! ‘Casa Byrne’ has been a work in progress for nearly 25 years, and who knows what it will look like in 20 more.

Luxury Rental Market On Fire in Coral Gables, Coconut Grove, Pinecrest, Palmetto Bay, & South Miami!

Lindeman Exterior Front

13940 SW 73rd Avenue Just Rented

boxing_glovesAs summer winds down, the rental market continues to wind up! As if Back-to-School isn’t stressful enough; there are still so many families out there trying to settle down into a school district. Realtors are tripping over themselves to get through the front door, and know that we all have a signed offer in our big purses (no offense men).

The rental market has been really strong for the last 18 or so months, but there’s a new level of crazy out there right now. The ‘seasoned’ prospective renter (definition of ‘seasoned’ prospective renter is one who has made several offers) will tell you they have learned 2 tricks of the trade: 1) move at lightning speed; 2) do not offer less than asking price.

I have secured homes this month for three foreign clients, and two of them took the home SITE UNSEEN! Truthfully, that’s almost as stressful for me as it is them but in today’s market a picture (or 20 of them) is worth a thousand words, and all three are arriving to beautiful homes in Coral Gables, Pinecrest, and Palmetto Bay.

No Plans for 4th of July? I Can Help!

fourth-of-july

This time of year always seems to sneak up on us! Miami is filled with beautiful venues to enjoy activities as we celebrate our independence in this great country. Although there are tons of options to choose from, I have three favorite spots where I like to enjoy this holiday with family and friends. First and foremost is Key Biscayne, this year celebrating its 55th July 4th parade at 11AM; local bands and homemade floats will parade down Crandon Boulevard with a large picnic held at the Village Green afterward. The Key Biscayne crew sets off a fantastic show of fireworks later in the evening; locals crowd the beach with their blankets and picnic baskets. If you are closer to the Coconut Grove/Coral Gables area and don’t feel like driving all the way to ‘the Key’, you can join thousands on the lawn of the Biltmore Hotel for their annual Coral Gables’ Fourth of July celebration. The event begins at 5PM with a concert at 7PM and a flawless show of fireworks following. If you’re feeling a bit more adventurous, head to 73rd and Collins Avenue on Miami Beach where they will be having live music and activities going on beginning at 2PM with their own fireworks show in the evening around 9PM.

If you lived at Cloisters on the Bay in coconut Grove, or Deering Bay in Coral Gables you would be able to watch spectacular fireworks shower over the Bay. If you are interested in being able to enjoy July 4th just steps away from your home next year, contact me about my listings in both communities!

Going, Going, Gone…It Went That Fast!

IMG_5741

1110 S. Alhambra Circle | 3 Beds/3 Baths | 2,604 Adj. SF | Asking Price 1,150,00 OR $6,200/mo

On June 5th I listed this beautiful, sophisticated colonial-style home in Coral Gables (South Gables) for rent and for sale, and in a nanosecond it was under Contract! We started showing it on Friday and by nightfall Saturday we had multiple offers to buy it and to rent it.   I think the owners were so taken aback by the enthusiasm (and by the determination of some) that they decided to keep the property (we rented it at the asking price of $6,200).

That is a typical day in sunny Coral Gables in the rental and sales market! The inventory of luxury homes to rent is especially low, so these charming rental homes in Coral Gables are being snapped up about as quickly as they enter the market. It is the same situation in South Miami/High Pines, Coconut Grove, and Pinecrest too. In the last week or so luxury rental properties at 460 San Servando Avenue, 741 Santurce Avenue, and 700 San Esteban Avenue have come on the market in Coral Gables, and if I were to guess, they will be going, going, gone very shortly. Call me if you are interested in learning more!
